No. We're a licensed Ontario mortgage brokerage. This is a mortgage refinance — you're using the equity in your home to pay off higher-interest balances and replace them with one lower-rate mortgage payment. Nothing is written off; it's a regulated mortgage product.
Getting your estimate here does not affect your credit — no credit check is run. A full application later involves a credit review, but many homeowners find their score improves over time once high-interest balances are paid down.
It can — that's the honest answer. Lowering your monthly payment by spreading debt over a longer amortization can increase the total interest you pay over time. A good broker structures it to avoid that (for example, keeping an accelerated payoff on the refinanced portion) and shows you the full cost before you decide.
They're three routes to the same goal — using your equity to clear high-interest balances — and the right one depends on your rate, your renewal date, and how much you're refinancing. A refinance usually wins on rate, a HELOC on flexibility, a second mortgage when breaking your current mortgage doesn't make sense. That's exactly what we sort out on the call, and we're not tied to any one product or lender.
If your mortgage is up for renewal — and a huge number of Ontario mortgages renew in 2026 — there's no penalty at all: renewal is the cleanest moment to restructure. Mid-term, a penalty may apply, and we do that math for you first. If the interest saved doesn't clearly beat the penalty, we'll tell you to wait — or use a route that doesn't touch your current mortgage.
In most cases our services come at no cost to you — we're typically compensated by the lender when your mortgage funds. Many qualifying files are also eligible for a legal fee credit, an appraisal fee credit, or lender cash-back — ask us and we'll check yours. We'll always be upfront about any exceptions, and about appraisal or discharge costs, before you commit to anything (O.A.C.).
