Three ways to use your equity

Refinance, HELOC or second mortgage

Same equity, different tools. We compare all three across 50+ lenders and show you which one fits.

New rate · one payment

Refinance

Replace your mortgage with a new one for a larger amount. Often the lowest rate, and the cleanest at renewal, when there's no penalty to break your current mortgage.

Borrow as you need

HELOC

A line of credit secured by your home. Draw what you need, when you need it, and pay interest only on what you use.

Keep your current rate

Second mortgage

A separate loan on top of your existing mortgage. Useful when breaking your current mortgage would cost more than it saves.

“The attention to detail was exceptional. Tiffany Group turned what I expected to be stressful into something smooth, sophisticated, and surprisingly enjoyable. I wouldn’t trust anyone else with my financing.”

Questions homeowners ask

Will this affect my credit score?

No. Getting your estimate here does not affect your credit. No credit check is run. A full application later involves a credit review, and we'll tell you before that happens.

Should I use a HELOC, a refinance, or a second mortgage?

It depends on your rate, your renewal date and how much you need. A refinance usually wins on rate, a HELOC on flexibility, and a second mortgage when breaking your current mortgage doesn't make sense. That's exactly what we sort out on the call, and we're not tied to any one product or lender.

Will I pay a penalty?

At renewal, no. That's the cleanest moment to switch lenders or restructure. Mid-term, a penalty may apply, and we do that math for you first. If the savings don't clearly beat the penalty, we'll tell you to wait, or use a route that doesn't touch your current mortgage.

What does it cost to work with a broker?

In most cases our services come at no cost to you. We're typically paid by the lender when your mortgage funds. Many qualifying files are also eligible for a legal fee credit, an appraisal fee credit, or lender cash-back. We'll always be upfront about any exceptions, and about appraisal or discharge costs, before you commit to anything (O.A.C.).

How does a reverse mortgage work?

It's for homeowners 55 and older. You borrow against your home with no regular monthly payments; the interest is added to the balance, and the loan is repaid when you sell or move out. You keep ownership of your home. How much you can access depends on your age, your home and where it is. Daniel walks you and your family through it before anything is signed.
